Juxtaposition: "Average" versus "Median" Days-on-Market for Silicon Valley Real Estate Sales 2011-Present

Real estate agents have always used (“Average”) Days-on-Market (DOM) as an important indicator for any given marketplace. However, the (“Median”) Days-on-Market (DOM) shows me which sellers and their listing agents are working as a “team.”

The average Days-on-Market (DOM) includes sellers and/or their agents who has woefully underprepared and/or overpriced listed properties.   These properties often have the off-putting personalities or practices that drive buyers and their agents away – in droves.
