Market Wise Q&A column: Is It Smart to Have the Same Agent "Represent" the Buyers and the Sellers?


Pat Kapowich for the San Jose Mercury News Q: My husband insists on using a Seller’s Agent to make an offer on any property we are interested in.  Many Sellers’ Agents told us that they are not interested in being an Agent for both the Buyer and Seller.  In those cases, my husband insists on moving on to another property, even though the property fits our needs.  Is he correct that the best deals are when Buyers use the Sellers’ Agents?

A:  No.  Your husband is mistaken.  So much so, that he very well might outsmart himself until rates and/or prices keep you both out of the market while Buyers who started home shopping when you did, have already moved-in and held their third BBQ.
