Pat Kapowich for the San Jose Mercury News Q: We are purchasing a property in which all the inspections were completed and issued before we viewed the home. We are now in escrow to purchase it. Since we secured the property, our buyers’ agent has insisted that we also order our own inspections. Why spend the extra money on inspections when the Seller just paid for them?
A: You are presupposing that one set of inspections is sufficient and that one inspector will have the same result as the next. Not so. The transaction with two sets of inspections/inspectors is a main ingredient to creating an ideal transaction. Your buyers’ agent is protecting your interests in and after escrow should you decide to complete the sale. He or she wants you to be a client for life, not a litigant for years.
