Pat Kapowich for the San Jose Mercury News Q ~ Our neighbor listed her property $100,000 less than she had planned. She does not have an explanation except to 'talk to my agent.' We feel her agent must be out to make a fast commission. How can she and her agent be so far apart?
A ~ Very easily. Sellers are not usually privy to the real estate activity in the last 90 days within a mile radius of their home. Conversely, if the home sells within 72 hours with a dozen offers, then maybe the agent was out to make a fast buck. All the while breaching the agent's duty to protect the seller's interest.
