I would like to recognize a gentleman who is known for always being prepared, articulate and is a pursuer of knowledge.  This per has been in real estate since 1987 and a licensed Broker since 1997.  This person is a published author that has been covered by and written for the Wall Street Journal, The San Jose Business Journal and the Mercury News to just name a few.  This person has stepped up as a leader from the Independent Brokers forum which has helped bridge the gap with SCCAOR leadership.  This person attends almost every class and education event to soak up knowledge and share it with others.  From 2009 to 2011 this person became an Ombudsman for SCCAOR, resolving transactional conflicts before they escalate. To whom it may concern,

 

I'm David Singleton. Following the passing of my wife, it was time to sell our home. So I asked my son for the name of a good real estate agent since he worked with hundreds of realtors in his job. He gave me the business card of Pat Kapowich. He said Pat was the only agent that did not "BS" his clients. It was apparent he was impressed with this agent. He told me all I had to do was to call Pat.

 

Pat Kapowich was a straight-shooter from beginning to end. It was obvious he knew what he was doing. At that time, I just wanted to sell the home as-is and be done with it. I had an as-is sales price that I was satisfactory. Pat was adamant that he could help me pad my retirement nest-egg if he helped me get the home in selling condition. He was not kidding. Pat had the contacts, workmen, and companies to improve my property. Because of his relationships, he saved me money on repairs and deferred maintenance obstacles.

 

Pat and his helper, and a nephew even spread out the ground cover in my front and back yards. Pat had his roofer and painter agree to send their bills to escrow, to be paid when the home sells. All tolled, it took $37,000 to bring my home to Pat's minimum standard of selling. Pat had over 330 people attend the broker tour and open houses. He also has the buyer's agent present their offer in person. We sold it $235,000 more than my as-is price with nine offers.

 

Pat was a real strength through the whole process; he was always professional, and very understanding of the emotional upheaval I was going through. His marketing, selling, and the overseeing of realtor negotiations certainly exceeded my expectations.
