Q: We interviewed three agents to sell our house. The dominant agent in our area is a seasoned agent who does not work weekends. On Monday, he returns messages. He has colleagues host his weekday broker tours and weekend open houses. The second agent works weekends. However, she also has others host her broker tour and open houses. The third agent is relatively new to real estate and personally hosts open houses. This realty newcomer also hosts his broker tours. As clients, we will be a high priority with the new agent. Would you agree that hiring the new agent is worth the risk?

A: Yes, I agree. Please remember that the new agent has a supervising sales manager at his firm. He has a mentor at the office. The synergy between the new agent and his mentor can be dynamic. •     Quality time with the seller’s agent enhances the homebuyers’ knowledge of the property. If the homebuyers are well-informed, a better partnership exists with their buyer’s agent.

•      Homebuyers can visit the property multiple times before drafting an offer. Extra visits solidify an earnest home sale. Real estate attorneys remind us that during post-sale litigation, the homebuyers often proclaimed they “felt rushed” and “under pressure.” Calm, thoughtful and professional homebuying reduces lawsuits.

•      The agents representing homebuyers become engaged. The dialogue between the buyer’s and seller’s agents increases exponentially. If agents communicate, it’s helpful. Today, the buyer’s and seller’s agents might not speak to one another. All too often, digitalizing the home buying and selling process is the goal. Try as they might, home buying and selling is not high-tech. It’s a high touch.
