Before Apple Park. Before the iPhone. Before Silicon Valley had a name, there was a community already building something different. Cupertino incorporated in 1955 and never stopped competing at the highest level. For Homebuyers with school-aged children, Cupertino is not just a city. It is a strategy.

Here is what February 2026 looks like compared to February 2025.

February 2026 home sales straight from the Multiple Listing Service. Sales volume up 88 percent year over year. Median price down 11 percent to $3,400,000. Homes selling in 8 days at 107 percent of list price. More homes are selling. But the days of Cupertino Home Sellers commanding 122 percent of list price are behind us for now. This market is recalibrating. It is certainly not collapsing.
