The Sunnyvale housing market remained competitive during July 2026 despite a slowdown in home sales compared with the previous month. Limited housing inventory continued to support strong pricing, with many well-prepared homes receiving multiple offers and selling above their asking price.
In this month's market update, I review the latest single-family home statistics for Sunnyvale, including market activity, pricing trends, inventory levels, days on market, and sales by price quartile.

- Median Sale Price: $2,440,000
- Average Price Per Square Foot: $1,455
- Average Percentage of Asking Price Received: 105%
- Median Days on Market: 14
- Months of Inventory: 0.5
One of the most significant statistics this month remains housing inventory.
Many real estate professionals generally consider approximately six months of housing inventory to represent a balanced market between buyers and sellers. During July, Sunnyvale had only 0.5 months of inventory, continuing to reflect conditions that generally favored home sellers.
Although the number of closed sales declined compared with June, limited inventory and continued buyer demand helped support home values throughout much of the market.
